  • A listing binder will be placed in your home with all of the documents pertaining to you home and the area.
  • Multiple photos will be taken at listing to show potential buyers the featured areas of your home through websites.
  • A virtual tour will be made to show the rooms throughout your home and features. Check out our listings to see the different tours we perform. These will filter to all accepting websites. These pictures will be utilized on websites and the flyers.
  • Custom flyers are produced to enhance the features of your home and can be placed in a flyer box on your sign for potential buyers to pick up. ($100,000 and above price ranges). Or a hotline code can be attached to your listing for consumers to call in and receive information regarding your listing.
  • The key box placed on your home is monitored by our system to allow me to see which agent has shown your home. Our system syncs in the early morning hours.  I send agents that show your home a feedback request by email with a few basic questions to respond to. Not all agents respond, but when received, I send them onto your email automatically.
  • Your home is highly marketed on the following websites for maximum exposure: www.devonshirerealty.com, www.coldwellbanker.com, www.realtor.com, www.therealestatebook.com, www.StefaniePrattHomes.com, IllinoisHomePage.net , local MLS system, and then it filters to numberous other real estate websites, including other companies.  I have purchased extra packages on Realtor.com that allows me to customize your listing information and enhance your features.
  • Bi-weekly showing activity will be emailed or mailed to you showing your physical and virtual showings. The ease of checking your home out from the comfort of a buyers home or office, along with rising gas prices contribute to the slowdown of physical showings. We promote your home on the internet to give maximum exposure.
  • Your listing is marketed in the Real Estate Book on a monthly basis and the online website, which I monitor, with multiple photos & the virtual tours.
  • Within the first two weeks your home is listed, our Coldwell Banker Office will tour your home with over 35 agents, on a Tuesday morning. This allows other agents to give feedback and assist in finding buyers for your home. * In Champaign, Urbana, & Savoy only due to traveling.
  • All new listings and caravan listings will be displayed at the Tuesday morning sales meetings.
  • Open houses are discussed and agreed upon by each seller.  Certain times of the year are more productive.  Open houses will continue as often as possible, as long as they are productive in getting the public into your home and potential buyers.  The popularity of the internet has slowed our open houses.  We advertise our homes are open 24/7.
