Can A Realtor Show All Homes Listed?

Yes.   Realtors are members of a multiple listing service that allows us access to every home listed, no matter what the company.  The local service is the Champaign County Association of Realtors.   Realtors pay yearly and monthly dues to belong.   A key pad is issued to each member that works with the key boxes placed on homes.   Showing instructions are posted for members to follow and make appointments with the sellers or residents of the home.  Therefore it is not necessary to call every agent on every home.  We all have access to the same listings through this service.  Choose an agent to assist you and they will work towards your needs. 

How Do Realtors Get Paid?

Realtors hold their license with companies (Brokers), such as Coldwell Banker, Remax, Prudential, etc. in their area.  They are not employees but independent contractors.  Realtors do not get paid by the week or month, but once a transaction is closed.  They also do not have expense reports to turn in.  They operate as a small business would.  The hours and time will vary with each buyer and seller.  Some deals go very smooth while others take a lot of time, energy and professional attention.  When you choose to work with a Realtor, they work for you and will not receive compensation for their time or efforts until you actually close on your home with them.   This is where you officially sign loan documents to own the home.    Normally the seller has agreed to pay the commission to both the buyer’s agent and their agent.   If you choose to look at a for sale by owner, it is customary for a buyer’s agent to ask the seller to compensate them if they bring a contract and their buyer closes on the home.
